If your boiler has stopped heating, our dispatch line answers 24/7 and books same-day appointments when available. While you wait, check that the thermostat is calling for heat, that the boiler switch is on and the gas valve is open, and keep space heaters away from curtains and wet floors.
This page covers boiler repair in Brookline, MA for steam and hot-water systems, from no-heat calls to relief valves that spit. If the boiler is also your domestic hot water source, our water heater repair page covers the tank side of the problem.
No heat right now: what to do first
A boiler that goes dark on a freezing night is more than an inconvenience, since pipes can freeze if the building stays cold. These steps keep you safe while you wait.
Smell gas? Leave
Leave the building and call 911 or National Grid at 1-800-233-5325 before calling us. Do not flip switches on the way out.
Carbon monoxide alarm sounding
Get everyone outside into fresh air and call 911. Do not go back in to reset the alarm.
Check the simple things
Confirm the thermostat is set above room temperature, the boiler switch is on, and the breaker has not tripped.
Protect the pipes
Open cabinet doors under sinks on exterior walls and let a faucet drip if the building is dropping toward freezing.

Signs your boiler needs service
- No heat, boiler silent. A lockout, a tripped switch or a failed control board.
- Radiators warm at the bottom, cold at the top. Trapped air in a hot-water system, or a failing steam trap on a steam one.
- Banging in steam pipes. Water pooling in a pipe because of a low spot or a stuck vent.
- Pressure gauge off the normal range. Too high suggests a failing expansion tank, and too low suggests a leak.
- Water at the relief valve. The valve opened to protect the system.
- Short-cycling. The burner starts and stops every few minutes.
How we find the fault
We start at the boiler with the pressure gauge, the water level in a steam sight glass, the flame color and the flue. Then we move to the circulator pump, the zone valves, the low-water cutoff and the thermostat wiring, because any one of them can silence a whole building.
A combustion analyzer reads the exhaust when a burner is running ragged, and a multimeter checks controls and transformers. We tell you which parts failed and whether a repair or a replacement makes sense.
Steam versus hot water: what goes wrong
| System | Common fault | Usual fix |
|---|---|---|
| Steam | Low water or stuck low-water cutoff | Clean or replace the cutoff and set the water level |
| Steam | Banging or uneven heat | Clear the pipe pitch problem, replace radiator vents |
| Hot water | No circulation to one zone | Replace the zone valve or circulator |
| Hot water | Trapped air | Bleed the radiators and purge the loop |
| Either | Relief valve discharging | Replace the valve and test the expansion tank |
| Either | Ignition lockout | Clean the flame sensor or replace the igniter |
Cracked heat exchangers and badly corroded sections usually mean replacement, which we explain before any part is ordered.
Why the relief valve is leaking
A boiler relief valve opens when pressure climbs past its rating, and it is a safety device you should never plug. Two causes are common. The expansion tank may have lost its air charge, or the automatic fill valve may be feeding water in when it should not.
Replacing the valve alone fixes nothing if the pressure problem remains. We test the tank and fill valve and repair what is actually wrong.
What the state's minimum heat rule says
The Massachusetts heating season runs from September 15 through June 15 under 105 CMR 410.201. During that period, habitable rooms and bathrooms must be kept at least 68 degrees Fahrenheit from 7:00 a.m. to 11:00 p.m., and at least 64 degrees from 11:01 p.m. to 6:59 a.m., with a ceiling of 78 degrees. Boards of Health may vary the season dates.
If you rent and your boiler fails, tell the building owner or manager right away and keep a written record of when the heat stopped. We can document what we find at the boiler.
Older Brookline buildings and their boilers
Brookline's median home was built in 1938, and over three quarters of units sit in buildings with two or more units. In a building that old, a central boiler with radiators or baseboard is common, and parts are often older than the current owner.
We serve Brighton and Allston as well, where similar multi-unit stock leads to the same winter calls. Parts availability on very old boilers varies, and we say so before you commit. If a frozen heating pipe splits, our burst pipe repair team handles the break.
What affects the cost of a boiler repair
- The failed partA flame sensor, a zone valve and a circulator pump are very different repairs.
- System typeSteam and hot-water systems have different controls and different failure points.
- Age and parts supplyAn older boiler may need parts that take time to locate.
- After hoursA middle-of-the-night no-heat call is different from a same-day daytime visit.
- AccessA boiler in a cramped mechanical room takes longer to service.
Wear-and-tear repairs are not usually covered, but a sudden pipe burst from a frozen heating pipe may be. Photograph the damage before cleanup.

Boiler repair questions in Brookline
Yes. Dispatch is open 24/7 and books same-day appointments when available, including overnight and weekend no-heat calls. Tell the dispatcher the temperature indoors and whether any pipes are at risk.
In a steam system it is usually water trapped in a pipe that is not pitched right. In a hot-water system it can be trapped air or a failing circulator.
It varies by system, so we read your gauge against the specification for your boiler. A reading well off the usual range is worth a call.
Leave the building at once and call 911 or National Grid at 1-800-233-5325. Do not use switches or phones inside, and call us after the gas utility says it is safe.
The state sets 68 degrees Fahrenheit from 7:00 a.m. to 11:00 p.m. and 64 degrees overnight for habitable rooms during the heating season. Questions about enforcement belong with the Board of Health.
A single failed control is worth repairing. A cracked heat exchanger or a corroded section usually is not, and we say so on site.
