Why calls come in

Brookline's pipes are older than most of its owners

The median Brookline home was built in 1938, and 51.7 percent of the town's housing units date from 1939 or earlier (Census ACS, 2020 to 2024). Pipes that old were laid in galvanized steel, early copper and cast iron, and they fail in predictable ways: pinholes, scale-choked supply lines, cracked drain stacks.

That is why an emergency plumber in Brookline spends so much time on the same few problems. A supply line gives way behind a plaster wall, a main drain slows to nothing on a Sunday night, a basement tank lets go. We keep trucks stocked for those jobs and answer the phone at every hour so you are not waiting for a Monday callback.

One number for the plumbing jobs that cannot wait

Most emergency calls fall into a handful of jobs. A clog that has water standing in the tub is a job for emergency drain cleaning, and a stubborn main line may need hydro jetting to clear grease and roots. When the line to the street is the problem, we scope it and repair the sewer line.

A cold shower at six in the morning means water heater repair or, if the tank has failed, a same-day water heater replacement. A wet ceiling or a rising water bill points to leak detection, and a pipe that has already split needs burst pipe repair right away.

Planned work gets the same crew: tankless water heaters, repiping, boiler repair, sump pumps and commercial plumbing for shops and restaurants. The full list is on the plumbing services page.

While you wait

What to do in the first five minutes of a plumbing emergency

The steps below limit damage before a plumber arrives. None of them needs tools, and all of them are safe to do yourself.

  1. Shut off the water. Turn the main valve clockwise, usually near the meter in the basement. In a condo or apartment, look for the unit shutoff under a sink or in a utility closet.
  2. Stop using drains. If a drain is backing up, do not flush or run the dishwasher or washing machine, because that water has nowhere to go.
  3. Keep power and water apart. Stay out of a flooded basement if water is near outlets, a panel or a plugged-in appliance. Call 911 if you cannot do so safely.
  4. Smell gas? Leave first. Get everyone outside and call 911 or National Grid at 1-800-233-5325 before you call us.
  5. Call dispatch. Phone (617) 752-0573 and tell us what you see. We ask a few quick questions and send the right crew.
Where we work

From Coolidge Corner to Chestnut Hill, the buildings set the job

Around Coolidge Corner, where Beacon Street and Harvard Street cross, apartment buildings dominate. Across the town, 76.5 percent of housing units sit in buildings with two or more units and 53.2 percent of occupied homes are rented, so one burst riser can wet three apartments. We find the right shutoff quickly and keep the repair from spreading.

In Brookline Village and Washington Square, shops and homes sit close together. Where a business and apartments share a building, a shared drain stack can carry a backup from one to the other, so we check the whole stack and not just the fixture that overflowed.

Brookline ZIP codes 02445 and 02446 are our home territory, along with the Brookline side of Chestnut Hill (02467). If you are on the border, call and we confirm which crew is closest.

What the town and MWRA handle, and what is yours

Brookline's water comes from MWRA's Quabbin and Wachusett reservoirs, and MWRA reports it as soft, around one grain per gallon. That means little scale in tanks and fixtures, so most water heater trouble here comes from age and pressure rather than mineral buildup.

The line from the sidewalk shutoff to the building is the homeowner's responsibility, and so is the sewer service line from the building to the public main. The Town handles blockages in the main itself. If you are unsure which side a problem is on, call the Town's 24/7 water and sewer emergency line at 617-730-2175, then call us for the part that is yours.

Brookline reports no identified lead service lines as of the end of 2025, and the Town replaces any private-side lead line it finds at no cost to the customer. Plumbing inside the building is a separate question, and in a pre-1940 house it is worth a look.

How we work

Licensed work, a price before the work starts, and no surprises

In Massachusetts, plumbing permits are issued only to licensed plumbers, and in Brookline homeowners cannot pull plumbing or gas permits themselves. Where your job needs a permit, the licensed plumber handles it and the work is inspected as required.

Before we start, you get a clear price for the work we found. If the job grows, we stop and talk to you first. Emergency calls get an emergency plumber's attention at any hour, but we will not pad a repair because it is midnight.

FAQ

Questions Brookline callers ask us

Yes. Dispatch is open 24 hours, seven days a week, including holidays. Call (617) 752-0573 and a person picks up. Same-day appointments are offered when a crew is available, and urgent jobs such as burst pipes and sewer backups go to the front of the line.

Shut off the main water valve, then switch off power to any wet area if you can reach the panel safely. Move valuables away from the water and call us. If water is touching outlets or appliances, leave the area and call 911.

The Town handles blockages in the public sewer main. The homeowner is responsible for the service line from the building to the main, and repairs to it must be done by a licensed drain layer. If you are not sure, call the Town's 24/7 line at 617-730-2175 and then call us.

Replacing or altering plumbing generally needs a permit, and only licensed plumbers can pull one. Clearing a blocked drain or fixing a faucet does not. We tell you up front if your job needs a permit.

No. MWRA reports its water as soft, about one grain per gallon. If you want to know what comes out of your own tap, ask the Town's water division or test it.

We give you a clear price before the work starts. Cost depends on access, pipe material, the time of day and parts, so we quote after seeing the problem. Call (617) 752-0573 and we will walk through it.
